PETALING JAYA: UDA Holdings Bhd is calling for fresh bids from local and foreign companies for the redevelopment of Bukit Bintang City Centre (BBCC), formerly the site of Pudu Jail in Kuala Lumpur.
UDA Holdings, which owns the 7.85ha site, has plans to convert the former prison into an iconic site for a mixed development project, which will house seven blocks of buildings for commercial and residential, office towers, a hotel and a shopping complex.
“We are inviting interested parties to be part of this iconic development. We would work on a joint venture with either one or several partners to develop the land. We are estimating the development to have a gross development value of between RM6bil and RM6.5bil,” UDA Holdings’ newly appointed chairman Datuk Johari Abdul Ghani (pic) told StarBiz yesterday.
“What we are looking for are partners who can add value to the project. Although we have a concept, we are also looking for input from the developers. Whatever we create should be a product with marketability and one that can attract people,” he added.
UDA Holdings has taken up advertisements calling for a request for proposal (RFP) to develop the BBCC. Those interested can buy the RFP documents at its office from Monday onwards. He said that a briefing session followed by a site visit had been scheduled for Monday.
“We are keen to develop the site as fast as we can, but projects of this nature would take time, and we anticipate works can only begin sometime next year. However, we have cleared the site,” said Johari.
He said any party, including bumiputra developers, could participate in the tender bid, adding, “As far as we are concerned, we would accommodate bumiputra contractors, but they need to have the required expertise, track record and background to handle such a project.”
This is not the first time UDA has ventured to work with partners to develop the BBCC. Last year, it had planned for the redevelopment of the site to include a transit centre, serviced apartments, office space, recreational areas, a hotel and commercial space.
It had also previously recommended China’s Everbright Construction Ltd as its partner for the redevelopment project. However, the plan was rejected by the Finance Ministry.
UDA Holdings is wholly owned by the Finance Ministry and is the owner and master developer of the multi-billion-ringgit Pudu Jail redevelopment project. It is involved in land and property development, property management and the leisure industry.
It operates several malls in the Klang Valley, Johor and Penang, namely Bukit Bintang Plaza, Pertama Complex, Plaza Warisan, Pudu Sentral and Plaza Angsana.
The Pudu Jail redevelopment is part of the Economic Transformation Programmeunder the New Economic Model to turn the Klang Valley into the Greater Kuala Lumpur economic district and Malaysia into a high-income nation by 2020.
