Demand for houses priced around RM1mil has dropped and is expected to be flattish throughout this year
, a reflection of real estate transaction volumes across the Asia-Pacific, an online survey in Malaysia and a Hong Kong-based report show. External uncertainties, the general election factor on the local front and a general wariness about a possible bubble in the Malaysian market had dampened the market, said iProperty Group chief executive officer Shaun Di Gregoria. “We are seeing a reduction in volume for the top-end market. Rental is also expected to come off a bit for the top end,” he said after launching the result of an online survey at iproperty.com.my conducted from Dec 5, 2011 to Jan 19, 2012 involving 3,459 respondents. Our view: The survey is consistent with our recent channel check on the property launches. The official launch of E&O’s high-end serviced apartment in STP, Penang over the last weekend has only received 40-50% take-up (its pre-launch in Nov 2011). However, in terms of pricing wise, we notice that the current pricing is higher with ASP of RM1,100-1,400psf compared with last launches in June 2011 of RM750-1000psf mainly due to most of the units are having the seaview. Maintain marketweight on the sector. We still prefer township developers with medium cost housing projects as opposed to high-end residence developers as this segment is well supported by a pool of genuine buyers. Out top picks are Huayang (strong demand for affordable housing) and IJM Land (diversified product portfolios).

expected news....sooner or later....build build build but no demand....good year to buy property for those who have cash...bad for those who have mortgages but no tenants....
