PROPERTY developer, LBS Bina Group Bhd, recently launched its latest affordable development, Emerald Garden, in Batu Pahat, Johor. The development is in line with LBS’ target to provide 2,300 units of affordable homes this year, in support of the Government’s call to increase home ownership among Malaysians.
Emerald Garden offers a total of 166 units of single-storey terrace homes located in the developing township of Bandar Putera Indah, Batu Pahat. The homes have a gross built up area of 1,519 sq ft. with a comfortable four-bedroom, two-bathroom layout. Affordably priced from RM216,750, LBS says Emerald Garden is a value-for-money option for first-time homebuyers and young families.
“We are confident that our affordable offerings in Johor will receive a positive response. Affordability and convenience are two key factors incorporated in our ‘Living the Life with LBS’ campaign launched earlier this year. Johor homebuyers can be assured that Emerald Garden embodies both these factors,” said LBS managing director Datuk Lim Hock San.
Among Emerald Garden’s unique features include high ceilings, a fully covered roof over the tiled porch area and large main gates which create ample parking space for up to two cars
Furthermore, the seven feet of additional land at the rear of the house will benefit homeowners looking to utilise the space for outdoor storage or gardening.
With the project spanning 14.9 acres, Emerald Garden has a development value of RM42mil. Due to be completed in June 2015, the development has nearby amenities like mini markets, eateries, clinics, a post office, vehicle service centres, schools, a police station, a petrol station and a mosque for increased convenience.
Attractive incentives await home buyers, including a RM20,000 rebate for each unit purchased. In addition to a 15% bumiputra discount, LBS is also offering a waiver on legal fees and disbursement fees for sale and purchase agreements.
Initially launched in 2002, Bandar Putera Indah is a mixed development comprising residential and commercial properties. Accessible via the North South Expressway, the development is strategically located in Batu Pahat, a 25km drive from the Yong Peng Toll, and is next to the major towns of Muar and Kluang.
LBS plans to develop the remaining 509 acres of land in Bandar Putera Indah into a mixture of commercial and residential developments.
Among the amenities proposed for the development include a shopping complex, shop offices and schools to provide education for residents with children. The development also includes a proposed sports and recreational centre providing a venue for relaxation for residents.
To date, LBS has completed and delivered residential developments comprising single-storey terrace, semi-detached and double storey homes in Bandar Putera Indah.
